The Former Burdekin Agricultural College is located approx. 40km from the township of Ayr which is near the delta of the Burdekin River and approx. 85 km south of the port city of Townsville.

Area and Tenure
Freehold Title will be issued to “The Campus Farm” prior to the delivery of the property.

The land is all flat with a low Paragrass hollow passing through approximately one third of the length of the property and running into Barratta Creek. About 50% of the property has been cleared and cultivated. The balance is referred to as “Remnant Vegetation” and is lightly timbered, heavily grassed country which is used for grazing.

Currently 107ha (364ac) are cultivated, 2 of the 10ha blocks are bayed up and the remainder are furrow irrigated. These bays have been used as trial plots in the past for Cassava, Rhodes Grass etc. Water is provided by ground water allocation of 800ML, as well “Clay Gully overflow water” which is pumped by 12” lift pump to ponded pastures only.

The Campus Farm has a total area of 2598ha (6420ac) freehold, of this 107ha is currently being cultivated. A further 1030ha has been identified as being suitable for growing cane. The balance, 1461ha is lightly timbered, heavily grassed grazing land.

Water is supplied by a ground allocation of 800ML, which is delivered by a series of bores, as well as the top-up “Clay Gully overflow” which appears to be a very good supply. Further water could be obtained from the channel and Clay Gully

There is more than ample infrastructure to meet the cattle requirements with 4 big paddocks and 5 smaller paddocks, a good set of cattle yards and a big ponded paragrass area through the property.

Stock water is good and reliable with bores, the ponded areas and Barratta Creek on one boundary, along with various overflows from the cultivation.

The Campus
The Former Burdekin Agricultural College Campus represents a fully operational village with 22 houses including duplexes, dormitory accommodation for approx. 150 people, conference facilities, administration facilities, sporting facilities, lecture theatre, 3½ sheds suitable to machinery, 3½ sheds suitable as workshops, 1 packing shed, various equine stable and sheds, various storage, feed and general sheds and a water and sewerage treatment plant, all in well-kept surrounds.
