Other improvements include ablution block (shower & toilet), generator shed, machinery shed, car shed and storage shed all in poor condition. There is a permanent new unloading / loading ramp, overhead draft and covered race in place for a new set of cattle yards to be completed at the house.
Strathaven comprises better quality river frontage country along the Coleman, Lukin and King Rivers. The river frontage country is timbered with gum, coolibah, box, Ironwood and grassed with kangaroo, spear, couche, blue grass and forest mitchell on the southern side of the river. The river frontage comprises of sandy loams with the balance of the property comprising of fair quality ridgy country of gravelly soils and sandy ridges timbered with Ironwood, Ironbark, and bloodwood and grassed with predominantly spear and kangaroo grass.
There are a number of naturally occurring water supplies throughout the property. These include waterholes along the Coleman, Lukin and King Rivers. Natural springs and swamp areas, the vast majority of these provide permanent natural water although some of the swamp areas do dry up later in the year. There are 3 dams ranging from approximately 4000 cubic metres to 10,000 cubic metres and a newly constructed dam on the Astrea road which is yet to be filled and 3 bores all unequipped.
Strathaven is fully boundary fenced with steel posts and 3 barb wire construction and is in near new condition.
The internal fencing ranges from new to poor but generally is in serviceable order and subdivides the property into approximately 6 paddocks. Two new fence lines have been cleared with one running north to south from the Coleman River to the Crosbie boundary approx 16 klm and the second from the Lukin River crossing on the Pormpuraaw road north to the Astrea boundary approx 10 klm.
Strathaven is estimated to have a carrying capacity of 1 beast to 20 hectares or approximately 3,250 head of mixed cattle principally breeders and replacement heifers.
Strathaven presents an opportunity to purchase a large Cape York Breeding property. It is being sold bare of livestock, plant & equipment.
With a sound management plan and further development, Strathaven has the potential to greatly increase its present carrying capacity.
Inspections are strongly recommended.
