Balanda Park is located about 20km* south west of Home Hill, 30km* from the township of Ayr which is near the delta of the Burdekin River and approximately 130km* south of the Port City of Townsville. The property is on the southern side of the Burdekin River in the Sun Water Allocation Area. It has easy access to numerous cattle markets i.e., JBS Meatworks on the southern fringe of Townsville, The Live Export Trade that departs from the Port of Townsville, Charter Towers Selling Centre to the west and a number of markets and meat works to the south.

Access is provided to Balanda Park via Kirknie Up River Road on the Home Hill side of the Burdekin River. Access to the accommodation and to the property is easy and direct. The internal roads have recently been graded providing good access throughout the property.

Power is provided by diesel generators. School bus is available on Kirknie Road. Telephone is connected and television is available. Generally basic services are available within the township of Ayr or alternatively the services and amenities that would be found in the large city, Townsville to the North.

Property Details
Balanda Park comprises of both farming land and grazing land. Approximately 1,821ha (4,499.79ac*) has been cleared. 355ha* (877.22ac*) is irrigated of this approx. 285ha* (704.25ac*) is under 6 centre pivots, and a further 70ha* (172.97ac*) is under flood irrigation.

The grazing portion of the property is generally undulating to flat country. The soils vary from red alluvial, sandy loam to dark loam in the cultivated areas. The property is timbered with Ironbark, Coolabah, Bloodwood and Bluegum. Balanda Park is well grasses include Urachloa, Indian couch, Black Spear, Seca, Siattro Stylos, Butterfly and Caluna Pea. There is some Para Grass in the lower lying areas.

Accommodation
The accommodation at Balanda Park is basic, there are 2 separate complexes. Both are portable buildings i.e. donga style each with 3 bedrooms, kitchen and office. They are elevated with a large breezeway and have separate toilet and shower facilities. There is a diesel generator which is the only power supply to the accommodation facilities

Adjacent to the accommodation, there is a 6 bay hay and machinery shed. There are also 2 Denny's 100-tonne grain silos equipped with aerators

Water and Irrigation
The property has a 2,200 megalitre dam and an 800 megalitre Sunwater allocation from the Elliot Main channel which is pumped via a three phase pump delivering approx. 360,000 litres per hour through 250mm PVC Pipe to a 50 megalitre ring tank.

There are 3 equipped bores which were tested to supply in excess of 135,000 lt/hr each and there are a 5 unequipped bores.

There are 2 stock dams and a share dam. The stock watering is supplied via a windmill. A diesel pump delivers water via 4.5km of poly pipe to several troughs.

Water for domestic use is supplied from a bore delivering 27,000 lt/hr.

Cattle and Structural Improvements
Balanda Park will be sold bare of stock. There are some agistment cattle running on the property and owner of these cattle will vacate at the purchaser's request.

Conservatively, Balanda Park is capable of successfully running up to 760 head of cattle at any one time. Allowing for the 3,087ha portion of the property being able to handle up to 1 beast per 10 acres.

There is a set of steel and timber cattle yards and a crush. The yards are somewhat dated, however remain an asset to the property. Water is connected to the yards.

The grazing portion of the property is boundary fenced and subdivided into 10 separate paddocks and 5 holdings paddocks. Recently approx. 7.5km of fencing has been replaced
