RAINFALL

COUNTRY
The country is a mix of fair quality Lancewood and ironbark ridges running back to softer wide and fertile river flats along the Burdekin River. Timber comprises of a mix of Ironbark, Moreton Bay Ash and Box with Lancewood ridges.

The better quality river flats have been cleared and seeded to buffel pasture with approx 200 hectare utilized as irrigable arable land.

The balance of forest country comprises native forest pastures including spear and wire grass with the river flats carrying a heavy body of buffel pasture. The buffel pasture and other improved pastures including eurochola and seca are becoming established throughout the softer patches of the forest country.

IMPROVEMENTS
Structural improvements include a homestead, married quarters, single quarters, machinery shed, garage, workshop/stables and hay shed. The homestead is a lowset 3 bedroom home with a covered outdoor area, all in generally good condition. Quarters 1 comprises of 2 rail carriages, detached amenities and a skillion breezeway, Quarters 2 is a lowest timber dwelling with 2 rooms.

There is a large high clearance 6 bay semi enclosed machinery shed located adjacent to the cattle yards and a 4 bay semi enclosed garage located adjacent to the homestead. Workshop/stables comprise of 4 stables, tack shed and central breezeway used as a workshop.

WATER
Lancewood offers wide frontage to the Burdekin River along the western boundary and provides permanent natural supplies for stock watering and irrigation supplies via Water licence agreements which includes conditional approval to irrigate 200 hectare and water harvest up to a maximum of 1200 ml per annum.

Lancewood Bore approx 20metres deep with 125mm PVC casing, equipped with electric submersible pump with pressure unit. This bore services a tank on a 6m stand to supply the homestead, quarters, horse yards and water troughs to stock supplied in small holding paddocks adjacent to the homestead, together with a pipe line to the cattle yards. There are numerous gully dams strategically located over the balance of the land for stock supplies and generally provide a semi permanent supply.

CATTLE YARDS
